Send the list and we group the properties by area, so a run of flats in Westbourne goes in one day rather than four separate trips. Fewer visits, fewer tenant conversations for you to chase.

Reminders before expiry

We keep the date each report was issued and get in touch before the five years is up, so the renewal is booked while there is still room to move rather than the week a tenancy turns over.

One point of contact

The same person prices it, tests it, writes it up and does the remedials. Nothing gets handed to a subcontractor who was not there and has to guess what the code meant.

We deal with the tenant

Give us the tenant's number and we arrange access ourselves. Agents managing a full book across Bournemouth and Christchurch tend to want that one taken off the desk.

Each C1, C2 and FI gets its own price against its own code. You can see what clears the report, what is optional, and what it costs before you approve anything.

What the regulations ask of you

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, a private landlord has to have the fixed installation inspected and tested at least every five years, and give the tenants a copy of the report within 28 days of the inspection.

If the report is unsatisfactory, the work has to be done and you need written confirmation that it has been. That is the bit that catches people out at renewal time, so we quote it off the report rather than making you commission a fresh survey.

If the report says sooner than five years

Five years is the longest gap. An EICR can recommend a shorter interval where the installation warrants it, and if it does, that shorter date is the one to work to. We flag it clearly rather than burying it on the back page.

Send the list

Addresses, property types, and the date of the last report if you have it. A spreadsheet is fine. So is an email with the addresses typed out.

Priced and grouped

You get a fixed price per property in writing, with the visits grouped by area so the run makes sense geographically.

Access and testing

We contact tenants or collect keys, whichever you prefer, and work through the run. Each property is tested in full.

Reports and any remedials

PDF per property. Anything unsatisfactory comes back with a quote against each code, so you can approve or decline item by item.

Managing a block or an HMO? Communal circuits, landlord supplies and shared boards need their own report. Tell us how the building is split and we will price it properly rather than guessing from the address.

Questions from agents

Can you invoice the agency rather than the landlord?

Yes. Tell us who the invoice goes to and what reference it needs, and we will put it on there. Some agencies want one invoice per property, some want one for the run. Either works.

Will you contact tenants direct?

If you want us to. Give us the name and number and we arrange access, then confirm back to you once the visit is booked. If your process says all tenant contact goes through the office, we will work that way instead.

What if a tenant will not give access?

We will try more than once and keep you informed each time, so you have a record of the attempts. We do not charge you for a visit that could not go ahead through no fault of yours.

Do you cover the whole county?

Yes. BH and DT postcodes plus the SP corner. That means Bournemouth, Poole and Christchurch, out through Wimborne, Ferndown and Verwood, west to Dorchester, Weymouth and Bridport, and north to Sherborne, Blandford Forum and Shaftesbury.

Can you do the remedials as well?

Small remedials found during the EICR, yes, and fuseboard changes. We do not take on rewires or new installations, so if a property needs one of those we will say so plainly rather than stringing out a series of patches.

How does the pricing work for a batch?

EICRs start from £160 and each property is priced individually before you commit, so you always know the total. See prices for the detail.

How many properties are due?

Send the addresses and we will come back with a fixed price for each one and a run that makes sense on the map. Nothing gets booked until you have the numbers.
